Considering the Bushfire Landscape Risk when undertaking a BAL assessment, and in the development of a Bushfire Management Statement in areas with Bushfire Management Overlay, Victorian Ecosystem Services identify where the hazard is in the landscape and joins this with the prevailing winds and potentially how far embers can travel to ascertain whether the property has a real threat of embers impacting on it.
When there is a large expanse of bushland within kilometres of the house site, a bushfire can project embers onto the house and its immediate surrounds. Constructing to a BAL 29 construction standard focuses on sealing the ember pathways into a building.
This construction standard requires:
The sub-floor to be fully enclosed with non-combustible materials.
The eaves to be lined with cement sheeting.
The decks constructed in a way so there are no gaps greater than 3mm so embers cannot fall through.
It may also use bushfire resistant timbers for such items as verandah posts and requires the installation of metal mesh screens on all openable portions of the windows.
